Subdivision applicants for the November Planning Commission meeting are NOT to use existing forms and to check back or send the Planning Division an email requesting an email notifying them the new forms are posted.
The city requires platting of all property being subdivided within the city limits and Extraterritorial Jurisdiction (ETJ). Platting in the ETJ requires that roads, utilities, and other public facilities meet the City of New Braunfels standards.
Properties being subdivided in the ETJ must plat if any lot is less than 10 acres. Each lot must have access to a public road with 60 feet of frontage. On-site septic systems, private water wells, and properties in the floodplain in the ETJ must also be permitted through the appropriate county.
