The City of New Braunfels will host a pair of informational meetings in the coming days for the public to learn about the details of a proposed development of property owned by the Texas General Land Office (TxGLO).
In 2019, TxGLO solicited proposals for the sale and development of what is tentatively being called the Mayfair development, an approximately 1,880-acre tract of land owned by TxGLO in the area that is generally located north of Kohlenberg and Conrads Lane and is bisected by Interstate 35.
In early 2020, the City began discussions with SouthStar Communities to negotiate a Development Agreement that would outline the roles and responsibilities of both the City and the development project, as well as how the City will review and grant approvals to new developments within the property boundaries. Similar to the Veramendi project, the Mayfair project requires an approved Development Agreement before it can establish a Water Improvement District (WID). The proposed WID is intended to have a mixture of residential, commercial, and public uses. The property is located outside the City limits but the legislation authorizing the WID provides the City with the ability to enter the agreement in order to outline the City’s requirements for permitting and planning-level reviews, as well as the developer’s commitments to deliver project amenities and benefits that will serve the Water Improvement District and New Braunfels residents alike.
A public meeting has been set for Thursday, May 13th, from 6:30pm to 8pm at Oak Creek Elementary School so that residents can learn more about the Mayfair project and the Development Agreement. Following a presentation about the development, City Staff and representatives from SouthStar Development Partners will be on hand to answer questions.
